Property & Suburb Reports

Most people buy on a portal estimate and an agent’s opinion. I hold a professional subscription to the property data service brokers and lenders use, and I’ll run you a report at no cost — on an address, or on a whole suburb.

What you get

I hold a professional subscription to the property data service brokers and lenders use. If a report would help you, ask and I'll pull one. There's no charge and no obligation attached to it.

An estimate is not a valuation

This matters more than anything else on this page, so it goes near the top rather than in the fine print.

An automated estimate is a computer's opinion, generated from comparable sales and property attributes. A valuation is a qualified valuer inspecting a property and forming a professional opinion they are accountable for. They are not the same thing and they routinely disagree.

When you apply for a loan, the lender orders its own valuation. That figure is the one that counts. It can come in below an automated estimate — sometimes well below — and when it does, it changes your borrowing capacity, your loan-to-value ratio and whether you're up for lenders mortgage insurance.

So treat a report as a starting point for a conversation. Don't treat it as the answer, and don't commit to a purchase price or a renovation budget on the strength of one.

Why I offer it

Because the information exists, I already pay for access to it, and it costs me almost nothing to run one for you. Most people making the largest financial decision of their life are doing it on a portal estimate and a real estate agent's opinion, which is a thin basis for a decision that size.

I'd rather you had better information before you commit than after. If that leads to a conversation about finance, good. If it doesn't, you've still got the report.

What it isn't

A report is factual information about a property or an area. It is not credit assistance, it is not a recommendation to buy, sell or hold anything, and it is not a market appraisal for the purposes of selling — that's your real estate agent's job and they're licensed for it.

It also can't tell you whether a property is a good buy. That depends on your position, your plans and what you'd be giving up elsewhere, none of which a data service knows about.

How to ask

Send me the address, or the suburb if it's a profile you're after, and where to send it. Reports are emailed to the address you give me.

The only information I need is the address and a way to reach you. It isn't a credit application, there's no credit check, and asking for one doesn't commit you to anything.
